Possum removal in Mornington: what to expect
Possum removal in Mornington is about finding how the possum gets into the roof, sealing every other gap, fitting a one way door so it leaves on its own after dark, and closing the roof once it has gone. Coastal weather is hard on roofs here, and holiday homes can sit empty for weeks, so we check the whole roof line, not just the obvious gap. The price is fixed before we travel. Read more about our possum removal service, or call 0436 389 114.

Why possums love Mornington roofs
Mornington sits on Port Phillip Bay on the Mornington Peninsula, and a lot of it is exactly what a brushtail possum looks for: established gardens, coastal tea tree and moonah, big old trees along the streets, and older homes with plenty of places to get under the roof. From Main Street and the harbour out towards Mount Martha, we see the same pattern of possum in roof calls year after year.
Just up the bay, possum removal in Frankston follows the same pattern. The coast itself plays a part. Salt air and strong winds off the bay are hard on roofs. Ridge capping cracks, tiles loosen, and metal flashing and fixings corrode faster than they would further inland. Each of those is a gap, and a possum will find it.
Then there are the beach houses and holiday homes. A house that sits empty for most of the year is quiet, dry and undisturbed, which is ideal for a possum. By the time the owners come down for summer, the possum has been there for months, and the ceiling shows it.
- Coastal salt air and wind loosening tiles and capping
- Established gardens, moonah and tea tree close to the house
- Weatherboard cottages and older beach houses
- Holiday homes empty for weeks at a time

Tell us if the house sits empty. We will plan the job around it.
Possum noise in roof spaces and the other signs
Possums announce themselves. Here is what Mornington owners tell us when they call.
Noise at dusk and dawn
Possum noise in roof spaces peaks as it heads out to feed at dusk and again when it comes home before dawn: thumps, running and scratching.
Growling and hissing
Brushtails make a deep, rasping call. If you hear it close to the bedroom ceiling, it is in the roof, not the tree.
Stains on the ceiling
Urine soaks through insulation and shows up as brown marks on the plaster, often the first thing a holiday home owner notices on arrival.
Smell when the house opens up
A closed up beach house with a possum in the roof smells musky and sharp the moment you walk in, especially on a warm day.
Droppings on decks and paths
Possum droppings collect under the entry point, on a deck, a pergola or a flat roof section.
Damaged insulation
In the roof space you will see flattened or scattered insulation where the possum has made a nest and runs.
Seeing any of these? Book a same day visit.
How to get rid of possums in roof spaces, properly
If you have searched for how to get rid of possums in roof spaces, you have probably read about lights, noise machines and smells. None of those last. The possum simply waits them out. What works is sealing the roof and letting the possum leave.
We inspect the roof line and the roof space, find the nest and every gap, and seal all of them except the main entry. A possum one way door goes over that one. The possum goes out to feed after dark, and the door stops it getting back. Once the roof is empty, the last gap is sealed. If there is a young possum that cannot leave yet, we wait rather than seal it in.
If the scratching is light and runs all night, it may be rats rather than a possum, and our rodent control service covers that. On coastal homes we also look closely at fixings and flashing, because corrosion can open a new gap a year later. Where we can, we use materials that stand up to salt air. That is the difference between a quick patch and possum proofing that holds up through a few coastal winters.
- Roof line and roof space inspection
- Secondary gaps sealed on the first visit
- One way door on the main entry
- Final seal once the roof is empty
- Materials chosen for coastal conditions

Possum traps and the law on the Peninsula
A possum trap from the hardware store looks like a quick answer, but the law is strict. Under the Wildlife Act 1975, a brushtail possum living in a building may be trapped only if it is released on the same property, within 50 metres of where it was caught, after sunset on the same day. Driving it to the national park or the bush is not legal, and a possum released in strange territory usually does not survive.
Ringtail possums cannot be trapped at all without an Authority to Control Wildlife, held by the landholder. They are more likely to be in your hedge than your roof.
Trapping also leaves the roof open, so the possum walks back in after release. That is why possum control that lasts is always about the roof, not the animal, and why a possum catcher who promises to cage it and take it to the bush is offering something the law does not allow.
- Brushtails released on the same property, within 50 metres
- Release after sunset, the same day
- Ringtails need an authority held by the landholder
- An open roof means the possum comes straight back
Not sure what is legal for your situation? Just ask us.
Possum removal while you are away
Plenty of our Mornington jobs are for owners who live in Melbourne and come down on weekends. You do not need to be there for the whole job. We can arrange access, send you photos of what we find and what we seal, and time the final seal for when the possum has gone.
If your beach house has been closed up over winter, it is worth having the roof checked before summer. It is far easier to deal with a possum that moved in last month than one that has been nesting since autumn.
- Access arranged with you or a neighbour
- Photos of the entry points and the finished seal
- Final seal timed around the possum, not your calendar
- Pre summer roof checks for closed up homes
Away from the house? We can still get it done.

What sets the possum removal cost in Mornington
The possum removal cost is set by the roof and the access, not by the possum. A single storey weatherboard cottage with one gap is a short job. A two storey beach house with a high, weathered roof, corroded flashing and a nest that has been there all winter takes more time and more material.
We quote a fixed price before we travel. If something unexpected turns up, like a second nest or storm damage, we tell you before doing any extra work.
- Number and height of entry points
- Roof type, and how weathered it is
- Whether the house is lived in or empty
- Any stained insulation or ceiling to deal with
Ask for your fixed price. It is free.
